The Website does not create a strata management appointment or agency relationship unless formal documentation is executed.

Sara Strata may request further information, reject incomplete submissions, or refuse to process abusive or inappropriate submissions. Sara Strata will endeavour to acknowledge receipt of form submissions within 2 business days. Acknowledgement of receipt does not constitute approval or a binding commitment.

6. Payments

Where levy payments or contributions are made through the Website, payments are processed via third-party payment providers. Sara Strata is not responsible for payment platform outages. Users are responsible for ensuring payment details are correct, and we are not liable for delays caused by banking or payment processing systems.

Payment through the Website does not discharge a levy liability until funds are confirmed as received by the relevant owners corporation. Users should retain payment confirmation receipts for their records. Sara Strata does not store full payment card details.

Strata and community land matters are governed by applicable legislation including, without limitation, the Strata Schemes Management Act 2015 (NSW), the Strata Schemes Development Act 2015 (NSW), and the Community Land Management Act 2021 (NSW). Nothing on this Website overrides statutory requirements. Where legislation requires formal notice, voting procedures or documentation, those requirements prevail.

Our goods and services come with guarantees that cannot be excluded under the Australian Consumer Law. Nothing in these Terms excludes, restricts or modifies any right or remedy, or any guarantee, warranty or other term or condition, implied or imposed by the Australian Consumer Law, to the extent that it would be void or unenforceable to do so.

13. Indemnity

You agree to indemnify Sara Strata against any loss, liability, damage or expense arising from your misuse of the Website, your submission of inaccurate information, or your breach of these Terms. This indemnity does not apply to the extent that the relevant loss, liability, damage or expense arises from Sara Strata's own negligence, fraud or wilful misconduct.

14. Dispute Resolution

If a dispute arises in connection with these Terms or your use of the Website, the parties agree to attempt to resolve it in good faith through direct negotiation before commencing proceedings. If the dispute is not resolved within 14 days of written notice, either party may refer the dispute to mediation administered by the Law Society of New South Wales. Nothing in this clause prevents either party from seeking urgent interlocutory relief from a court where necessary.

15. Suspension and Termination

We may suspend or terminate access to the Website at any time without notice.
