At the centre of Sara Strata are two people: Tim and Tegan Sara.

Meet Tim

Tim brings over 16 years of strata management experience in Sydney, including senior roles
as Associate Director, the Head of Client Management and Group Licensee-In-Charge for
one of Australia’s largest strata firms

He’s seen how turnover, silence, and “we’ll get back to you” quietly erode trust and value. Sara Strata exists so committees get what they should have had from day one: single-point accountability, a clear monthly cadence, and transparency by default.

Retention turnaround: in his first year as Head of Client Management, Tim reduced client losses by 34% by restructuring client support and lifting manager capability.
Award winning: Strata Community Management Leadership (NSW) Winner, 2024; Senior Strata Community Management Finalist, 2021 & 2020.
Portfolio complexity: established and managed some of NSW’s most complex strata schemes, including high-rise residential towers, mixed-use communities, and Sydney’s tallest strata scheme (479 lots).
Disputes: defended owners corporations, guided committees through compliance minefields, and built defect-liability registers that saved buildings hundreds of thousands of dollars.
Leadership: developed and mentored some of the profession’s most successful and awarded strata managers.
Client management: stewarded 1,000+ clients across multiple portfolios.

Meet Tegan

Tegan Sara is the co-founder responsible for the systems that make Sara Strata run calmly, predictably, and at pace.

She designs and oversees the operational and technology backbone behind the business — the workflows, automations, and controls that turn decisions into actions, and actions into evidence. What many strata firms still manage through inboxes, memory, and manual follow-up is engineered into clear, auditable processes from day one.

Alongside Sara Strata, Tegan is the founder of Fully Booked, an AI implementation firm helping Australian service businesses remove operational friction, unlock capacity, and drive revenue growth without adding headcount. That experience directly shapes how Sara Strata operates: fewer handoffs, less noise, and systems that surface problems early rather than after they escalate.

For committees, the outcome is simple: faster turnaround, clearer visibility, and confidence that nothing is drifting unmanaged in the background.
